A well-staged home is free from clutter, so be sure to pack up everything you don’t use day-to-day. You’ll thank yourself for the early effort you put in when you have to pack up the rest of the house down the road. And for the sake of selling, keep it clean and tidy throughout the showing process. No dirty dishes or dusty shelves!! As a first step, focus on removing personal items like family portraits, heirlooms, and antique furniture you wish to keep. These items will remind a potential buyer that this is someone else’s home. Ideally, the buyer should be able to envision themselves inhabiting the house, so you want to make it easy for them to project their own personalities onto the spaces inside. To that end, consider ways to ensure that the interior décor is a pleasing mix of striking and yet non-personal. You may really like that turquoise accent wall in the bathroom, but is it for everyone? Taking some educated steps to finding the perfect mix of color and neutrality is essential.
How to Handle Showings
So you’ve done everything right. Your home has been perfectly staged and marketed, and interest is pouring in. Your agent is ready to show it to prospective buyers. What now? Your home can feel like your baby, you’ve lived there, you’ve spent so much time and energy making sure it reflects you as a person. It’s perfect. So naturally you want to be there when it comes time to show it to buyers. After all, you know your home better than anyone. You know its quirks and its features. You know what makes your home special. But, even though it’s hard to handle, that intimacy is anathema to business transactions. You need to separate yourself from the process of showing your home. Of course, you don’t want to just put a lockbox on the door and let anyone come in when they want. A good agent will schedule showings or open houses and be there to represent you and your home to prospective buyers. Develop a relationship with your agent. Show them the ins and outs of the home you’re selling and make sure you trust them to represent you properly. The best thing is, your agent has done this before. They know what buyers are expecting and can represent you and your home in the best light. A professional agent will be there for every showing and every open house. You should be able to trust them to treat your home with the respect it deserves, and to broadcast that respect to potential buyers. It’s tough to entrust that responsibility to someone else, but if you’re working with the right person, it’s the best of all possible worlds.
